Four reasons to snag properly
The window closes
Where the New Homes Quality Code applies, your developer is responsible for resolving snags and defects that arise in the first two years after completion. A fault found after that may be yours to pay for.
Safety
A loose handrail, exposed wiring or a front door that will not lock is a hazard. A walkthrough is how you find it before it hurts someone.
Evidence
A dated list with photos records the condition of the home on the day you took it on. A crack that grows is far harder to dispute when you can show what was there at the start.
A finished home
Dozens of small faults add up. The home you paid for should not have snags.
How does that compare with a snag report?
A professional snagging inspection is typically £350 to £600, depending on the size of the home, where it is, and what the inspection includes. Larger homes, London and the South East, a second visit and add-ons such as thermal imaging cost more. Get a written quote for your home if you are considering one.
